Ocean Isle Beach Reservation Process: ^TOP
The process is quick and simple. Once you have identified the time period and the property that you would like to rent, click book it now. Enter all required information and click submit. Ocean Isle Beach Realty will charge one half of the rent, the $40.00 reservation fee, and trip insurance to your credit card. You will be sent our Rental Lease agreement to be reviewed and signed and returned to our office within 10 days of the original reservation. Please note there are some optional items that need to be addressed by you.

Check-In Time: ^TOP
Is 4 p.m. Saturday, and Check-Out is prior to 10:00 a.m. the following Saturday. These same times but not days, apply to our 3 night minimum rentals as well. The Check-In location is the Ocean Isle Beach Realty Office on 15 Causeway Drive in Ocean Isle Beach. Early arrivals are subject to wait until 4 p.m. Please call if you are going to be late. Do not go to the unit before check-in as the inspectors will bypass the unit if they see it is occupied. This will delay check-in.

Reservation Fees: ^TOP
All reservations require a deposit of 50% of the Rental Fee plus a non-refundable $40.00 reservation fee. The deposit may be paid by Mastercard or Visa only. Balance of your rental fee plus security deposit will be due 30 days prior to your arrival or is subject to cancellation. No further notice will be mailed.

Minimum Stay: ^TOP
Yes we do have a Minimum Stay Policy in effect. It is as follows:
January 1st thru June 2nd (Off Season) - 3 Night Minimum** starting on any day. You may add Nights.
June 3rd - August 26th - 7 nights only Saturday to Saturday rental only.

August 27th - December 31th - 3 Night Minimum**.
*Note: Individual Properties may have other time period requirements listed.

**Not all properties participate in our 3 Night Rental Program.

Villas Rentals as 3 Bedrooms: ^TOP
Yes. Some of our Islander Villas do rent as 3 bedrooms. Any villas participating in this program are noted in the property description area via the Property Search facility. *Not all the Islander Villas participate

Security Deposit: ^TOP
All reservations made at Ocean Isle Beach Realty, Inc. no longer require a security deposits or security deposit waiver insurance. We are the first property management company to provide our guests with this feature. You are not responsible for Accidental Damages that are reported to our office prior to your departure. If damage is due to negligent or willful conduct, losses from the same will be charged to your credit card on file.

Lock Out: ^TOP
If you are locked out of your rental, you may borrow a key by coming to our office during office hours. After hours, you may call the emergency number posted on the front door of Ocean Isle Beach Realty or on your check in rental packet. An after hours service charge may apply.

Taxes: ^TOP
All units will be charged. N.C. Sales Tax (7%) and local occupancy (4%) by law. Total 11%. Taxes are subject to change due to legislation

Keys for Late Arrivals: ^TOP
Please call ahead to make arrangments for late arrivals. Please check with our office the next morning so we know you arrived safely.

Personal Property: ^TOP
Left in the units or stolen will not be our responsibility, but every effort will be made to return them to you if found. Items are sent C.O.D. and subject to a $25.00 service charge.

Departing: ^TOP
You are required to empty the refrigerator, make all beds and empty all trash into outside containers and put at curbside.

Garbage Pick-Up: ^TOP
Tuesday, Thursday and Saturday during the summer months. Carts must be placed at street or garbage will not be picked up.

Motor Homes & Campers: ^TOP
Cannot be occupied at Ocean Isle Beach, nor can they be hooked up to any of our homes.

Fireworks: ^TOP
Fireworks are not legal in North Carolina. Strictly enforced fine of $500.00.

Linen Rental: ^TOP
For linens and towels, call the OIB Realty office 910-575-7770.

Pets: ^TOP
Absolutely NO pets inside or outside the cottage unless in a pet friendly unit. A pet or evidence of a pet will cause forfeiture of entire rent, a security deposit of $150.00 will be charged to clean the unit, and immediate eviction. Renter is also subject for a $100 non-refundable charge for having unit sprayed. THIS IS A FIRM POLICY .Pet Friendly Unit (s) are charged an extra fee for having unit treated in-between guests. May be subject to number of pets and pet weight limit. Pet MUST be cleaned up after, failure to do so will result in automatic charge of $150.00 security deposit. Grounds will be checked after each guest.

Non-Smoking Homes: ^TOP
If a home is designated as "Non-Smoking", there is absolutely no smoking permitted in the home. Please limit your smoking to outside the house.

What to Bring: ^TOP
All units are set up for light housekeeping and are equipped with refrigerators, ranges, furniture, cooking utensils, china, silverware, and glasses. You must furnish your own sheets, blankets, towels, cleaning supplies, paper products, etc. Cottages are furnished to each owner's preference. Ocean Isle Beach Realty does not own rental properties.

Cancellations: ^TOP
If you cancel your reservation, and the rental is re-rented for the entire period of your reservation, your deposit will be returned, less (15%) administration fee. If the unit cannot be re-rented your deposit is forfeited. This does not apply to next year's hold fee ($50) which is not refundable if cancelled.

Advance Reservations: ^TOP
Our 2008 rental guests have the first choice of the same property and same rental week in 2009 until Thursday of their stay. Advance reservations for 2009 require a $50 per week non-refundable hold fee until the deposit is due in January, 2009. Requests must be made by Thursday of each week. All reservations are subject to owner approval and scheduling. Rates will be confirmed in January, 2009. Reservations will not be accepted at Saturday check-out.

Occupancy: ^TOP
Each listing states proper capacity. We ask that you consider all possible members of your family when making your reservation. Exceptions will be made for infants in cribs only.

Groups: ^TOP
Responsible Groups are welcome. All of the Rental Units are designed for "Family Groups". Unchaperoned, fraternities, sororities and student groups are asked not to apply for accommodations.

Conserve: ^TOP
Turn off lights and water when not in use, and if air conditioning is on, please keep doors and windows closed.

Repairs, Bad Weather, & Refunds: ^TOP
Ocean Isle Beach Realty will make every effort to make this your most enjoyable vacation ever. Refunds cannot be made due to inclement weather or mechanical failure of equipment. Any necessary repairs will be made as soon as possible. Remember, the earlier you report a problem, the sooner we can make it disappear. In the event of a hurricane and a mandatory evacuation, no refunds will be given unless travelers insurance has been purchased.

Vacation Protection Insurance: ^TOP
Trip cancellation / interruption insurance charges will be added to your advance rent payment. If you do not wish to purchase coverage, you may delete the charge by signing where indicated on your lease. We highly recommend purchase of this coverage for your financial protection in cancellation where we are unable to recoup your advance rent payment or in time of evacuation due to severe storms or other emergencies.

Swimming Pools & Amenities: ^TOP
Most pools are open from Memorial Day through Labor Day. Pools may be closed for maintenance without notice. (The pools are regulated by the Property Owners Assoc. OIB Realty is not responsible for any amenities that may become available during your stay. Renters are subject to the governing rules of the POA's subdivisions, and the Town of Ocean Isle Beach. No water, beaches, or pools are supervised by lifeguards. Swim at your own risk.

Phone Messages/Mail: ^TOP
Will be posted on our office board. Only in extreme emergencies will messages be delivered to your cottages.

Emergency Messages: ^TOP
After hours: should be directed to the Ocean Isle Beach Police Department (910) 579-4221 or 911. You must know the cottage address and rental unit number for the police to deliver your message.
