Ocean Isle Beach Reservation Process: ^TOP
The process is quick and simple! Once you have identified the property and time period you need click "book it now". Enter all the information and click "submit". We will charge your credit card one half the rent, a $40.00 reservation fee and Trip Cancellation Insurance. You will be sent a Lease Agreement to be reviewed and signed and returned to our office within 10 days of the original reservation date. PLEASE NOTE THAT THERE ARE SOME OPTIONAL ITEMS THAT NEED TO BE ADDRESSED BY YOU.

Check-In Time: ^TOP
Check in time is 4:00 pm. When you check in and you have cleaning problems or if there are any damages please call our office immediately. Check all keys to make sure they work. AFTER HOURS LOCK OUTS WILL BE CHARGED A $25.00 FEE.

Check Out Time: ^TOP
Check out time is 10:00 a.m. NO EXCEPTIONS. Failure to check out on time may result in a charge to your credit card. All keys must be returned to our office. If you leave early you may place your keys in the key box next to our front door. DO NOT turn in your keys until you have vacated the property.

Reservation Fees: ^TOP
There is a $40.00 reservation fee that is charged on all reservations. This fee is due with your first rental payment.

Minimum Stay: ^TOP
We do offer 3 night minimum stays in the off seasons. Contact our office for more information.

Three Bedroom Villas: ^TOP
We do offer some 3 bedroom Villas. These homes are noted on our website and in our brochure.

Security Deposit: ^TOP
All reservations made at Ocean Isle Beach Realty, Inc., no longer require security deposits or security deposit waiver insurance. We are the first property management company to provide our guests with this feature. You are not responsible for ACCIDENTIAL DAMAGES that are reported to our office prior to your departure. If damage is due to negligent or willful conduct, losses from the same will be charged to your credit card on file.

State and Local Taxes: ^TOP
The local occupancy sales tax is 4% and the North Carolina sales tax is 6.75%. These taxes are charged on all reservations.

Taxes are subject to change without notice.

Trash Pick-Up: ^TOP
Trash pick up is Monday mornings year round; Monday& Thursday for the months of May & September; Monday, Thursday and Saturday for June, July and August. All trash containers are to be placed at the street on check out day.

Pets: ^TOP
PETS ARE NOT ALLOWED IN NON PET HOMES. NO EXCEPTIONS. If we discover you have a pet, you will be evicted and no refund will be given. Guests renting pet homes understand that these homes will have traces of pet hair and may have pet odors. NO REFUNDS OR TRANSFERS FOR ALLERGIES OR HEALTH CONDITIONS WILL BE GIVEN TO GUESTS RENTING A PET HOME. Pets are allowed in the "Pet friendly" homes listed in our brochure.

Non-Smoking Homes: ^TOP
Please respect the wishes of our owners and do not smoke in the homes listed as non-smoking.

Cancellations: ^TOP
If you should need to cancel your reservation, you must do so in writing. No refunds will be made until your unit is re-rented and confirmed. The rental unit must be rented for the full term of your lease at the same rental amount. If this occurs, your advanced rental payment, less the $75.00 service charge, will be returned. If you have purchased trip cancellation insurance, the premium is non- refundable.

Advance Reservations: ^TOP
Our 2008 rental guests have the first choice of the same property and same rental week in 2009 until Thursday of their stay. Advance reservations for 2009 require a $50 per week non-refundable hold fee until the deposit is due in January, 2009. Requests must be made by Thursday of each week. All reservations are subject to owner approval and scheduling. Rates will be confirmed in January, 2009. Reservations will not be accepted at Saturday check-out.

Occupancy: ^TOP
Each home has a maximum occupancy and it is listed on your lease form. If it is determined that you are over occupying your home you will be evicted and no refund will be given. NO HOUSE PARTIES OR NON FAMILY GROUPS will be allowed in our rental homes. Violation of this rule will result in eviction and no refund will be given.

Trip Cancellation Insurance: ^TOP
Trip cancellation insurance will be added to your reservation. If you do not wish to purchase this coverage, you may decline the charge and deduct the charge from your first rental payment. We highly recommend this coverage. Please contact our office for additional information regarding this coverage.

Messages and Email: ^TOP
We will attempt to deliver any message that we receive for you in our office during normal office hours. We will also contact you if we receive mail for you. Emergency messages should be directed to the Ocean Isle Police Department at 910-579-4221. You will need the cottage address for the police to deliver the message.

Lost and Found: ^TOP
We make every effort to locate lost items, but are not responsible for items left by guests. We will return lost items only upon request. We will charge your credit card for all shipping costs plus a $30.00 handling fee.

Owners Closet: ^TOP
Most homeowners have a locked closet for their personal use. Please respect these areas as they are not intended for the guests use.

Grilling: ^TOP
North Carolina fire ordinance prohibits grilling on wooden decks or in multiple unit dwellings. All grilling should be conducted on the ground level out from underneath the rental home.

Cleaning: ^TOP
Upon check out you are to leave the home in the same general condition as it was found. Wash the dishes remove all food and trash, make beds, shut windows and lock doors. Place trash containers at the street.

Construction: ^TOP
Ocean Isle Beach is a growing area. We cannot control construction on the island and can not be held responsible for construction on or near your rental. No refunds or transfers will be given for construction activity.

After Hours Emergencies: ^TOP
Our after hours emergency telephone number is 910-443-4810. This number should only be used for emergencies only. Minor problems should be reported to our office the following morning. Our service personnel are not on call after hours.

Errors and Ommissions: ^TOP
Description in the brochure, Internet and other printed materials may change from time to time without notice. Every effort has been made to assure that the descriptions advertised are accurate. However, we cannot be held responsible for changes made by homeowners or printing errors.
